Understanding the basics of easements and encroachments is important for preparing for your real estate exam. This real estate exam prep video will discuss the key real estate terms of:

(1) Easements – The legal interest in the land of another defined as a right to use
(2) Encroachments – Tresspassing or intruding upon the land of another, such as tree branches or fences
(3) Ingress & Egress – To enter and exit
(4) Easement Appurtenant – An easement that runs with the land, such as a shared driveway
(5) Easement of Necessity – Created by law when a landl owner id landlocked and needs access to the real property
(6) Easement by prescription – Rights gained in the land of another by continuous use
(7) Easement in Gross – An easement that does not have a dominent tenant, such as a utility easement
